The Great Stair & Library at Burley on the Hill, one of the most architecturally significant residences in Rutland, is to be offered for sale at Savills' auction on 24 November 2026.

The grade I Listed home forms part of the 67 acre Burley on the Hill estate near Oakham.

The property, which extends to approximately 12,063 sq ft, incorporates some of the mansion's finest and most historically important rooms, including the celebrated Great Stair, complete with baroque murals by renowned Flemish artist Gerard Lanscroon, together with a grand library, drawing room, dining room and state bedroom.

The residence provides seven bedrooms and six bathrooms arranged across four floors, alongside an open-plan kitchen/breakfast room and a series of impressive reception rooms.

Enjoying far-reaching southerly views across the Deer Park towards Rutland Water, The Great Stair & Library represents a rare opportunity to acquire a substantial portion of one of England's finest country houses.

The property also offers potential to be divided into two residences of approximately 6,000 sq ft each, subject to any necessary consents.

Burley on the Hill traces its origins back to the Domesday Book, with the present mansion reconstructed from 1695 for Daniel Finch, 2nd Earl of Nottingham and 7th Earl of Winchilsea in the Palladian style.

Lanscroon decorated the Great Stair and Ball Room between 1708 and 1712, while the grounds were later reimagined by celebrated landscape designer Humphry Repton.

The Great Stair and Library were among the sections of the mansion to survive the devastating fire of 1908 and retain their historic decorative scheme today.

Gary Murphy, a Director within Savills Auctions, comments: "Opportunities to acquire a home of this historical significance at auction are exceptionally rare.

"The Great Stair & Library combines magnificent period architecture and craftsmanship with extensive accommodation and spectacular parkland views. The survival of the Great Stair and Lanscroon's murals following the fire of 1908 makes it one of the most remarkable private residences to come to the market this year."

The Great Stair & Library, Burley on the Hill, will be offered in Savills' auction on 24 November 2026, with a guide price of £3.25 million.
