Oakham home owner claims home's subsidence caused by tree on council land

A homeowner says his property's subsidence is being caused by trees on a town council playing field.
Daniel Pernas, who lives in Cheviot Close, Oakham, commissioned a structural report for his end-terrace property, which has concluded that its subsidence is down to trees at the Royce Playing Field.
The field is owned by Oakham Town Council, which will consider what to do at its meeting on Wednesday 12 November at ROL house, Long Row.
The report says the council will: "Consider what action, if any, to take on this matter."
The structural survey report, written by Simplify Structures and shared with the council, says: "The minor cracking and separation observed are considered to be the result of differential movement between the original house and the later extension, influenced by variations in foundation behaviour and the effects of nearby trees on ground moisture.
"While no significant structural instability has been identified, further localised movement may occur if the underlying causes are not addressed.
"It is strongly recommended that the local council be contacted to arrange for the removal, or at minimum substantial reduction, of the nearby conifer and cherry trees.
"These trees are drawing significant amounts of moisture from the ground, which is contributing to shrinkage of the underlying soil and subsequent movement of the foundations.
"If removal is not possible, regular pruning and maintenance should be carried out to minimise their effect."
At the meeting the council will also consider its budget for the next financial year.
It is proposing a 4% increase, meaning that it will receive just over £300,000 from taxpayers in the 2026-7 financial year. The council has £120,000 in reserves.
