Oakham pub set to change hands for the third time in less than two years

A pub on Oakham's Mill Street is being offered to new landlords for an annual rent of approximately £30,000.

The Angler is situated on Mill Street in the heart of the attractive market town of Oakham, Rutland's county town.

Having been rebranded as The Angler in October 2022, the pub has had two owners or landlords, and is once again on the hunt for a new team to run the large dining and drinking venue.

The pub is available on a foundation tenancy agreement and currently has the ability to drive trade via multiple avenues, retailing from dining to letting B&B rooms. 

The right operator for the pub will have "extensive experience in a hospitality business. They will have a clear vision and can create a memorable experience for their customers."

The offer includes private accommodation consisting of three bedrooms, a living room, small kitchenette and bathroom . 

Annual Rent is listed at £28,304, while the estimated annual turnover is £454,756.

A deposit of £7,076 is required, and estimated fixtures and fittings come to the value of £50,720

Estimated total ingoing costs are £71,296, while estimated minimum ingoing costs are £15,859.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. 

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
