New owners for Barnsdale Hall Hotel

Rutland's Barnsdale Hall Hotel has been sold to new owners who 'fell in love' with the resort complex at first sight.

Global property adviser Knight Frank has completed the sale of the resort - on the market with a guide price of £10 million - to Dineshbhai and Savitaben Patel on behalf of trustees.

"Although challenging times, it has been a pleasure working with both buyers and sellers to overcome unprecedented and uncertain obstacles to ensure the transaction continued on course.

"Dineshbhai and Savitaben Patel and their family have acquired a truly exceptional lakeside resort, with its elevated position offering unparalleled views over Rutland Water.

"Having been in the same family ownership for the past 35 years, this now represents an exciting new chapter for the business under the ownership of the Patel family."

Dineshbhai Patel commented: "Barnsdale Hall Hotel is a truly incomparable resort nestled in a magical setting within Rutland - boasting spectacular views overlooking Rutland Lake and a wonderful range of leisure facilities.

"We fell in love with it the moment we saw it and are incredibly excited to have the opportunity to take it to the next stage of its development and journey.

The lakeside resort was constructed in 1890 as the family hunting lodge of the 6th Earl Fitzwilliam, where he hosted royalty, including Edward, the late Duke of Windsor along with other members of England's aristocracy.

Barnsdale Hall was subsequently acquired by Derek Penman, Chairman of the Penman Group and one of the UK's leading entrepreneurs.

It then underwent extensive long-term redevelopment and refurbishment work to become a 55-acre lakeside resort and today offering 66 guest bedrooms, 49 timeshare lodges and apartments, 11 function suites, four bars and restaurants, a swimming pool, squash and tennis courts, air-conditioned studio, gym and spa.

All timeshare leases expire in August 2028 and vacant possession will revert to the incumbent freeholder - giving the new owner an additional 113-bedrooms.

The site also has planning permission to create an additional 36 guest bedrooms and nine staff bedrooms.
