Plans for 84 Oakham homes come before town councillors next week

Plans for 84 homes on the edge of Oakham will come before the town council when it meets on Wednesday.

Davidson Developments and Timothy William Needham wants to build the homes, with public open space, landscaping, a pump station and associated infrastructure on 4.2ha of land off Uppingham Road.

The application to Rutland County Council seeks consent for 29x3 bed,18x4 bed and 8x2 bed market homes and 8x1 bed, 8x2 bed and 9x3bed social/ affordable homes.

The site is located on Uppingham Road, to the south of Oakham town centre and comprises one large agricultural field with mature trees and hedgerows encompassing the site on all sides.

The application said: "Views into the site are visible as you approach along Uppingham Road from the A6003 and from the recently completed residential development to the north.

"It is proposed to construct 84 new homes on the site at a density of 32 dph which is considered to strike the right balance between making efficient use of land and reflecting the edge of settlement location of the site.

"The developable area for the site is 2.65ha, leaving 1.61ha of land as public open space. This includes a green necklace of open space which wraps around the periphery, a larger area at the entrance and a feature green at the heart of the

site. Overall 38% of site is set out as open space creating ample opportunities for landscaping and open space, creating spaces which promote health

and well-being."

The application says the plans weight towards smaller housing, with the provision of smaller 1, 2 and 3 bedroom dwellings for young couples, first time buyers and downsizers making up 74% of the overall provision.

In addition, family housing is proposed with the provision of a range of 3, 4 and 5 bedroom detached properties.

The application added: "This application demonstrates that the number of residential units proposed will not have a detrimental impact on the surrounding area and will make a positive contribution to the County's five year housing land supply."

After a recommendation from Oakham Town Council, Rutland County Council, as the planning authority, will determine the planning application at a later date.
