Developer eyes changes for new village housing estate

A follow-up planning permission application for a housing estate has been submitted to a council after initial proposals were accepted.
Rutland County Council granted basic permission for developers to build up to 63 homes in a field south of Meadow Lane in Ryhall in 2022.
The latest application concerns a raft of matters for which approval was deferred, including the appearance, scale and layout of the development.
Drawing on the style of existing houses within Ryhall, the application underlines light-coloured stone as a principle exterior building material to maintain consistency throughout the village.
According to the application, the scheme would "not attempt to replicate the village centre's historic stone buildings directly, since the site itself sits apart from them, closer to the modern estate edge".
It continued: "But the material and detailing choices, in particular the use of stone detailing, are a deliberate nod towards the stronger, older character, rather than simply matching the plainer brick development the site borders."
The proposed estate – now reduced to 48 houses – would comprise a mix of bungalows and two-storey homes, accommodating between three and five bedrooms each.
Affordable housing would make up 30 per cent of the estate's provision, with 14 planned.
The houses would line four principal streets from the centre to the north, south and western boundaries of the site, leaving the eastern edge vacant where a moderate flood risk zone has been identified.
Since the council stipulated no grounds are to be raised within the flood zone, an overflow flood pool has been proposed for the eastern half of the plot.
In the event of heavy rain, excess water would collect in this pond – known as an attenuation basin – before being redirected back into nearby water ways at a controlled rate.
