Oakham planning roundup: 79 homes approved, RAF base and local plan
By James Smith 23rd Apr 2026
Here are the biggest local planning stories from the past month in Oakham
Homes Approved
Controversial plans for 79 homes in Uppingham have been given the green light by councillors.
Last week's Rutland County Council planning committee approved Allison Homes' application for the development off Ayston Road.
Plans show a mixture of bungalows, two-storey homes and 24 'affordable' homes will be built.
RAF Base
Badgers, bats, water voles and great crested newts could delay the march of progress at a developing army base.
Council officers have ordered that an environmental impact assessment must be carried out before works get underway at Kendrew Barracks – the former RAF Cottesmore in Rutland.
The base is due to undergo a major multi-million pound refurbishment as it prepares to house other units from around the country.
Local Plan Moves Forward
Ambitious plans to build 1,850 homes in Rutland over the next 15 years have been submitted to the government – and work is already underway on proposals for a further 3,600 properties by 2046.
Rutland County Council's development blueprint – known as the Local Plan – was thrown into doubt in 2024 when the new Labour government doubled the county's housebuilding targets.
It meant the local authority's draft proposal – which was already in its final stages – was at risk of collapse.
But national planning bosses agreed that the county could proceed with the plan – so long as officers agreed to fast-track a refreshed submission in line with the new targets.
