Green light for 79-house estate in Uppingham

Controversial plans for 79 homes in Uppingham have been given the green light by councillors.

Last week's Rutland County Council planning committee approved Allison Homes' application for the development off Ayston Road.

Plans show a mixture of bungalows, two-storey homes and 24 'affordable' homes will be built.

The application had drawn criticism from residents as well as from Uppingham Town Council.

Planning officers at the county council has recommended the application be approved, with a report presented to councillors saying: "The proposed development as amended is considered to accord with the strategic intent of the Uppingham Neighbourhood Plan allocation and has responded constructively to initial consultee and community feedback."

It added: "The incorporation of bungalows along the southern boundary appropriately addresses residential amenity concerns, while the wider design improvements (including enhanced landscaping, active frontages, and a clear street hierarchy) ensures that the development integrates positively with its surroundings.

"Technical issues relating to drainage, noise, archaeology and ecology have been satisfactorily addressed through submitted reports or controlled by condition."

After the original application was submitted, updates to the design also included an upgraded play area and more green spaces.

At Tuesday's committee meeting, ten councillors voted for the application to be approved, with four voting against.

Following the decision, Georgina McCrae, Planning Director at Allison Homes Central, said: "We have been working closely with Uppingham Town Council and the Neighbourhood Plan Advisory Group over several years, and are incredibly proud to have now secured planning permission on this new high-quality development.

"The new community has been designed with a strong emphasis on placemaking and sustainability, and is set to greatly exceed the minimum biodiversity net gain requirement of 10 per cent.

"We're looking forward to returning to Rutland and delivering these much needed new homes for the Uppingham community."
