Rutland Council to consider conversion of old shed into new home

A building used to store timber could be converted into a new home if councillors give plans the green light.
Rutland County Council's planning committee will consider the application (2025/1589/FUL) at its next meeting.
Permission is being sought for the conversion and extension the existing timber storage building on land north of Uppingham Road in Caldecott.
The development would form a two-bed single storey home with a side extension, and a new access gate.
Materials used would be stained timber cladding and a grey roof, according to planning documents.
Caldecott Parish Council has objected to the application but planning officers are recommending approval.

A briefing document states: "Historically the site has been used as a market garden, and the wider site had a temporary permission for a mobile home and static caravan.
"The site has had numerous applications for a permanent dwelling here, the majority of which have been refused, due it being located beyond the planned limits of development."
However, the site does have existing permission for the conversion of the same building to form a dwelling – and so councillors have been told they should approve the new application on these grounds.
The new proposal does not differ significantly from the approved application, according to officers.
The report adds: "The proposed development would remain modest in scale, and the introduction of a sensitively designed extension would not materially alter the established pattern of the building in this part of the countryside.
"The existing building is a simple, low-lying former agricultural structure, and the submitted plans show that the extension would maintain this understated form.
"Caldecott Parish Council objects to the application, particularly given its proximity to a dangerous bend.
"They emphasise that highway safety remains a serious unresolved issue, noting the site's position near a known hazardous bend and opposite a property repeatedly struck by vehicles.
"They argue that these risks have not been satisfactorily addressed and must be given significant weight."
The planning committee will meet on Tuesday April 14 at 7pm.
