Plans have been submitted for 15 'self-serviced' holiday homes.

If approved by Rutland County Council, the buildings would be developed on a field opposite the Horse and Jockey pub in St Mary's Road in Manton.

Each unit would have a double bedroom, an adjoining kitchenette and an ensuite bathroom, while the structures would be built from timber with horizontal cladding, to have "the appearance of converted stable blocks".

This submission is the second time the plans have been presented to the council for approval, after they were submitted last year and subsequently withdrawn for minor amendments.

The revised plans feature a larger clearance at the end of the road, to facilitate fire engines turning on site, while the proposed service bay for utility vehicles – such as linen delivery and cleaning contractor vans – has also been widened.

The council's highways department had raised concerns over the likelihood of the development displacing parking opportunities for the nearby pub.

But these concerns have been refuted in the latest submission by the consultancy, writing on behalf of the applicant Johnny De Lisle, who affirmed "there would be no loss of parking associated with the public house".

The statement added: "The proposed development site is located immediately west of the existing public house car park, but no overlap between the two exists."

Although they would be considered independent from the pub, the units have been proposed by the Horse and Jockey's owner, and could "logically have a positive impact on footfall", according to the assistant manager. He said the 15 homes would effectively offer an upgrade over the motorhome parking opportunities offered in the field.

According to the plans, the small enclosed field north of the proposed lodges would be a designated children's play space.
