Rutland County Council: Langham application for 18 homes

A housing development of 18 homes has been proposed for land north of Cold Overton Road in Langham.

Langton Homes of Leicester has submitted a planning application to Rutland County Council concerning a 1.65ha site, which is currently a grass field.

The developer seeks to build two two bed market homes, two three-bed market homes and eight market homes of four bedrooms or more.

There would also be four two-bed and two three-bed 'affordable' homes.

The application says the homes would be built of materials to reflect the rest of the village and the site is close to facilities.

The Langham Neighbourhood Plan also saw the site as suitable for expansion of the village.

It concluded that the scheme would help the settlement meet its housing needs and therefore should be approved.

Langham Parish Council has praised the developer for its engagement with the public in devising its scheme and making changes to its plans as a result.

The council also applauds the attention paid to the variety of house designs, the affordable homes and the scheme containing bungalows.

But it says there remains concerns between the proposed site and the village, noting pedestrians would have to cross the busy A606.

It says the roadside would need a pavement and/or a pelican crossing to improve safety.

Therefore, the parish council is recommending refusal until a suitable solution can be found concerning the access of pedestrians from the development site to the village.
