Oakham: Office conversion to holiday flats plan for Rutland village

A plan to convert an office building into six holiday flats has been submitted to Rutland County Council.

Mrs and Mrs Freeman, of the Water Mill, 1 Station Road, South Luffenham, seek the change of use along with associated building work.

Part of the rear office would be removed to give back garden space and there would be an extension.

The application said: "The proposal will create 6 self-catering units along with a dwelling which will be occupied by the new owners of the property and from where the business will be run.

"Four of the units would be located within the original Mill House whilst the remaining two units and the dwelling would be located within the Mill building which has previously been extended.

"Demolition of the existing modern link extension is proposed to enable an efficient layout and use of the site."

The application concluded the site is a well-established building within the local landscape comprising the old water mill and mill house.

"The proposal would ensure that the building remains in business use helping to enhance the local economy and sustainable rural tourism.

"The proposal would enhance the character and appearance of a Listed Building by returning it to a use closer to its original function and ensure that it remains in active use thereby helping to ensure its continued protection.

"The proposal is well designed and would not result in any adverse impact upon the amenity of nearby residents whilst also affording the new occupiers a satisfactory level of amenity. Neither would it have any adverse impact upon the local highway network and sufficient car parking can be provided."

"In accordance with the NPPF (National Planning Policy Framework) planning permission should be granted for this proposal as there are no adverse impacts which would outweigh the benefits of the scheme."
