A tattoo studio and art gallery has been approved for Oakham town centre.

James Ruff of Reverentia has gained planning approval for the venture in an empty shop that was previously a photography studio.

Rutland County Council has approved a change of use from retail to tattoo studio and art gallery at 12 The Maltings, Mill Street.

Property landlord Gerry Solomons praised Mr Ruff in his submission to the council, saying the venture "is likely to bring much needed additional trade into Oakham and may also provide additional employment."

Mr Solomons continued: "Whilst his trade may not appeal to all members of the public, he would be servicing an existing need and will add diversity to The Maltings. The other traders in the Maltings have expressed positive views on his proposed occupancy."

Assessing the planning application, council planning staff noted no external or internal alterations were proposed for the 52m2 premises, which are sited within the Oakham Conservation Area.

Recommending approval, their report concluded: "The proposal to change of use from retail to tattoo studio and art gallery is considered to be a conforming use which will not impact on the vitality or viability of Oakham Town Centre.

"Furthermore, the proposed internal alteration will not impact adversely on the historic fabric of the listed building or the character of the Oakham Conservation Area."

Therefore, the application met a range of council planning policies and was acceptable.
